Notes:

The original site of the 310 Magnolia office building required extensive site demolition and removal of rock in order to gain access to ground floor along adjacent arterial. Once all rock was removed all new utilities were installed and new retaining wall for surface parking to support 2nd floor Class A office suites. The majority of the building was clad in custom ornamental masonry and upgraded storefront glazing systems. Ground floor of the building was improved for single user with multiple offices, break rooms and ADA compliant restrooms. Upper floor was partitioned off for new legal and accounting offices. Finishes included new maple doors and trim along with LVP flooring and carpet tiles. Ceiling structure, H.V.A.C. and electrical distribution throughout the 2nd floor was left exposed and painted.
